Purchasing a home can be a very stressful time. It is our job as Team Wilson; your trusted Real Estate Professionals to make the transaction as smooth and seamless as possible. If you haven't already taken advantage of our current real estate market, 2010 is the year to buy! Prices are competitive, interest rates are still very low and there is still plenty of inventory to choose from. Much of the current inventory are bank owned homes (foreclosures) and short sale homes; both of which can offer buyers tremendous opportunities with the right guidance.
The first step to the home buying process is speaking with a lender and obtaining a loan pre-approval. This will provide you with a target price range as well as ensure you are comfortable with your monthly payment. Often buyers are able to be approved for a larger loan than they are comfortable with the payments on. Therefore it is very important to use a lender you have a relationship with or a lender that someone has referred to you. A lender can make or break your real estate deal!
Once you've been pre-approved the real fun begins. This is when we get to start house shopping! You will identify homes that look appealing to you and we'll go visit them together. And don't worry if you hate everything you see on your first day out; it's a learning process for you and us. But as we get more familiar with your wants and needs, we will be able to help point you in the right direction. When you find "The House" the offer process will begin. Team Wilson will guide you through the process of writing an offer, negotiating with the seller, and pulling comparable homes to ensure you're getting a great deal. Once we have an accepted contract your inspection period begins. Typically in Arizona the inspection period is 10 days. This is your opportunity to hire your home inspector to do a thorough inspection of the house. We always recommend getting a home inspection. Even if you are buying a home "As-Is" you'll want to know as much as you can about the home so you can make an informed decision.
